Across the Tamar, Launceston investors report 5.4 percent yields on weatherboard cottages in the Invermay precinct, where median rents climbed to $480 a week after the University of Tasmania expanded its campus programs.
Statewide median dwelling prices sat at $558,000 at the end of June, little changed from December 2025, while advertised rents rose 8.2 percent year-on-year. The combination has narrowed the gap between mortgage interest costs and rental income for owners who bought before the 2024 rate peak.
