The Northern Tasmanian Development Corporation reported that investor inquiries have shifted toward established stock rather than new builds, citing tighter lending conditions.
CoreLogic figures released on 7 July place the statewide median house price at $560,000, unchanged from June but 3.2 percent below the March 2025 peak. Domain auction tracking shows 14 Hobart properties failed to sell at or above reserve in the past fortnight, compared with eight in the equivalent period of 2025.

Next week's scheduled auctions include four homes in Battery Point and two in Launceston's Trevallyn, providing the next concrete test of buyer appetite. Agents advise vendors to set realistic reserves based on recent comparable sales rather than peak valuations, while purchasers should prepare for possible negotiation once properties pass in.
